Along with that is getting ahead of the curve… Taking a calculated risk in order to achieve success. The keyword in this statement is “calculated”… You must do your research first and have a strong knowledge base to understand possible risks, that is how you can minimize risk.
So what does this have to with You and San Diego Real Estate…. Well the story broke last week about the San Diego Chargers moving their stadium downtown near the already existing Petco Park which is home of the San Diego Padres. The propose plan is between 15th and 17th street along Imperial Ave. This is located in East Village and only 5 blocks away from Petco Park.
Again what does this have to with “Buy Low Sell High” …. Well as you already know this countries Real Estate prices are down. It is fair to say that Downtown San Diego Real Estate Prices are down on average 30% from its high in 2007. Some locations of Downtown San Diego have prices down around 70% of 2007 high’s.
Those locations that you cannot give away are close to the proposed Chargers Stadium site! If you don’t know, prior to Petco Park’s completion of the stadium, the land could have been purchased for pennies on the dollar because of its undesirable location. However once the deal was signed by the City of San Diego and San Diego Padres ownership, the property values started to JUMP up! Not only was it because the Padres where moving in but because developers from around the world started purchasing the land or buildings around or near Petco Parks stadium site.
Once that purchase of the Chargers Stadium land is signed and it goes public the property values will immediately start it’s increase before any other part of San Diego. The major increase in values will happen the closer the land/property location is to the Chargers Stadium site. A side note to this is the Chargers are prepared to invest over $800 Million dollars into this new Stadium site, from condos to retail space along with the actual football stadium. This will have a major impact on the surrounding property values.
So in short don’t wait to read about the San Diego property values increasing in the newspaper get head of the curve and begin your research on available condos and houses in the Downtown San Diego area. You will only have one shot to make it right don’t waste it standing on the “sidelines”.
